These contracts are governed by the Civil Code and are becoming increasingly popular among individuals who do not wish to lease an entire property with all its rooms or among students.

It is very common to confuse the rental contracts with this special contract and this causes problems regarding the interpretation of the rights and obligations that regulates the relationship between the owner and the person who rents the room. 

In recent years, lawyers have seen how these contracts have become popular, and because of that the cases have been increased in Court for not having an accurate knowledge about the legal regulations of this sort of rentals.
